What is a property condition report?

This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property.

This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left in the same condition.

This is the last inspection carried out as soon as possible after the end of a tenancy, when the tenants have returned their keys.

The Property Condition Report is used at this inspection and each item is checked off to make certain that the property is in the same condition as when the tenant took possession. It is at this inspection that any items that need to be rectified by the tenant are identified.

What is a Routine Inspection?

Routine inspections will be conducted every 3 to 4 months with the first routine inspection to be conducted within the first 5 weeks of moving into your property.

Things we will be looking at and noting:

  • Cleanliness of property
  • Washed walls
  • Condition of carpets – if carpets are required to be clean please call Sean from SDL Cleaning Service 0419 682 181 and he will be happy to give you quote.
  • Any maintenance required at property
  • Photos will be taken for office and owner records
  • Gutters
  • Outside of property i.e. drains, downpipes, fences
  • Checking any damages from pets (if any).
  • Water leaks
  • Overhanging trees
  • Power lines

It is requirement to have the property maintained at all times to keep the property in good condition. These routine reports will be recorded until you vacate the property. A note will be left at the property to let you know we have attended.

What happens when a tenant stops paying rent?

When a tenant falls behind in their rental payments the following process will occur:

4 days in arrears Courtesy call, SMS, or reminder letter/email to you. 8 days in arrears RTA Form 11 Notice to Remedy Breach will be issued to you and a copy forwarded to the lessor for their records. This notice period for this form is 7 days. Expiry of the Form 11 RTA Form 12 Notice to Leave will be issued to you to terminate the tenancy and a copy forwarded to the lessor for their records. The notice period of this form is 7 Days. Expiry of the form 12 Tenant is to handover possession of the property to the Agent. Failure to do so may result in the agent lodging an urgent tribunal application for termination / warrant of possession.

How do tenants pay their rent?

TENANT PAYMENT OPTIONS

We offer several different payment methods….

  • EFT : Electronic Funds Transfer - Tenants transfer their rent directly into our Trust A/c over the Internet
  • B-Pay: Tenants can pay rent directly from their Bank Account, over the phone or on the Internet.
  • Direct Debit : Tenants set up their own Direct Debit through their own

When does the rent money get paid into my account?

We offer monthly or bi monthly disbursements of your rental income into your designated bank account.

These payments are made on the 1st and 15th of every month, if the 1st of 15th lands on a weekend or public holiday, it will be processed on the next business day.

A detailed statement will also be emailed or mailed to you showing all income and expenditures. At the end of each financial year, a financial year summary will be issued to you for your tax purposes.
